What Romanian residence
actually means.

Romania is a member of the European Union and, since the beginning of 2025, a full member of the Schengen area. A valid Romanian residence permit allows travel within the Schengen zone for up to 90 days in any 180-day period.

The permit lets you reside legally in Romania, manage the company you have established, and handle banking and administrative matters in your own name. Employment, study and family reunification remain subject to their own separate conditions.

Commercial activity — D/AC

A long-stay visa taken as the administrator of a company established in Romania, and the residence permit that follows from it. The company structure, the investment amount, the business plan, employment and the other legal conditions are assessed together. This is the route that aligns directly with the investment structures DL.TURC sets up.

ALTERNATIVE

Work permit

A route based on being employed by an employer in Romania. It is typically not suitable for an investor managing their own investment; it arises more often in corporate postings.

Family reunification

A separate application for the family members of someone who already holds a valid Romanian residence permit, subject to its own conditions. It is normally considered after the main applicant has obtained their permit.

None of these routes is tied to a property purchase. There is no programme in Romania that grants residence in return for a real estate investment.

THE PROCESS

    Preliminary assessment

    Which route suits you is determined from your objective, your current situation and your investment capacity. If no route looks viable, we say so at the outset.

  2. 02

    Company and investment structure

    Establishing the company in Romania, settling the shareholding and capital structure, and defining the field of activity consistently with the investment to be made.

  3. 03

    Long-stay visa application

    Preparing the file for the long-stay visa under commercial activity and submitting the application. The file is built to show that the company carries on a genuine activity.

  4. 04

    Residence permit application

    The residence permit application made to the immigration authority after entering Romania, the biometric formalities, and completion of the required documents.

  5. 05

    Renewal and continuity

    Residence permits are granted for a fixed term and renewed. The company's activity, accounting and legal obligations must be maintained throughout that period.

Frequently asked

If I buy property, can I obtain a residence permit?

No. Property ownership in Romania does not by itself confer a right of residence, and there is no programme granting residence in return for real estate. Residence rests on a separate basis such as commercial activity, employment, study or family reunification.

Do I have to live in Romania?

The permit requires presence in Romania and a company that carries on a genuine activity. Structures that exist only on paper are not suitable for this process, and we do not work on that basis.

Can my family apply as well?

Family reunification is a separate application subject to its own conditions. It is normally considered once the main applicant has obtained their residence permit.

How long does the process take?

The duration is set by company formation, the visa appointment calendar and the authorities' processing times, and it varies from period to period. A realistic time range for your situation is shared at the preliminary assessment.

Does this route lead to citizenship?

Long-term residence and citizenship are separate and considerably longer processes with their own conditions, and neither is automatic. A residence permit may be a precondition for them, not an outcome.
