Buying land in Romania
Land is the highest-yielding asset class in Romania and the one carrying the most document risk. There are six things to look at before price is discussed.
The six checks
- Title. Is the chain of ownership clean, and are there any encumbrances on it?
- Cadastre and survey. Are the boundaries registered and current?
- Zoning certificate. It determines what the plot may be used for.
- Utility connections. Where are the electricity, water and sewerage in reality?
- Legal road access. A road running past is not enough; the right has to be registered.
- Buildability. Can the project you are planning actually be built on this plot?
Why we publish them
The status of these six items is visible on every listing in our portfolio: verified, under review, or an issue found. An item is not marked verified until a Romanian lawyer has seen the document.
Exclusive mandate
On most of the land we sell we hold an exclusive mandate from the owner. This stops the same plot circulating at different prices and gives the buyer a single accurate source.
